Underwater Mortgage Refinance Inquiry

Leonard has an underwater mortgage with a bank that isnâ??t offering refinances outside of HAMP. He is caught up on his payments for 5 months. His question to Robert Palmer: Are there any refinance options for him?

For most of the refinance programs you will need at least 12 months of clean, on-time payments. Based on the legislation for HARP, we do not believe it will end within the next 7 months. If you make your next 7 payments on time and get the 12 months clean payments you should be able to do the HARP loan. However, if your loan isnâ??t backed by Fannie Mae or Freddie Mac it makes it tough to refinance because HARP is not available. There is talk of a refinance program through the FHA that will allow people without a Freddie or Fannie loan underwater to refinance.
